October Market Wrap with Sirah
As we move through the half way point of Spring, October has brought more choice for buyers and a growing focus on affordability and value. While the recent rate rise has added pressure to borrowing costs, changes to taxation policies and weaker consumer confidence have also influenced demand. Yet, people are still looking ahead, whether they are downsizing, seeking more space or moving closer to family.
The latest research provides some perspective. Cotality’s October Home Value Index shows that although regional Australian dwelling values eased during September, they remained 5.6% higher than a year earlier. This compares with an annual decline of 1.8% across the combined capitals. These broader figures highlight the comparatively stronger regional sector performance, although conditions vary between communities.
Despite these challenges, the report reveals good news. Relatively low unemployment and limited new housing supply are cited as factors that should help contain the downturn, supporting household incomes and providing some support for property values.
Closer to home, Herron Todd White’s September Month in Review highlighted the strong performance of the Sunshine Coast and its new hinterland subdivisions. The appeal of extra space, a strong community feel and proximity to beaches and key infrastructure (such as rail connections to Brisbane) has resonated with purchasers and reinforces why this region remains attractive.
At Hinternoosa, we have brought another 11 properties to market, including a Cooroy development of 10 townhouses. These broaden the options for those seeking low maintenance, affordable living.
We are also seeing more regular price alignments, reinforcing the importance of accurate pricing, professional presentation and a well-considered marketing strategy.
Preparation can make a meaningful difference too. Buyers are taking longer to compare properties and assess value, making it important for sellers to present their property at its best and understand the competition. Likewise, it is recommended for purchasers to have finance organised and a clear understanding of priorities, making it easier to act swiftly when the right property becomes available.
