Spring has certainly brought renewed energy to the property market. Despite the Reserve Bank keeping the cash rate unchanged at 3.60%, Australia’s real estate sector has shifted into a higher gear.

 

Domain’s latest House Price Report reveals prices across combined capitals hit record highs in the September quarter. Home values have increased at the fastest pace seen in nearly four years, while unit values are growing at twice the rate seen this time last year.

 

PropTrack’s Home Price Index echoes the sentiment. Over the past year, Australian values have surged 6.2% – adding roughly $54,100 to the median home price – with a staggering 50.6% increase over the past five years. It’s also why national property values now exceed $11.8 trillion, with Cotality reporting a $680 billion increase in value over the past year alone. These figures highlight the depth of demand and broad-based strength across all capital markets.

 

Nowhere is this upward trend more evident than in Brisbane, which has officially overtaken Melbourne as Australia’s second most expensive capital city. Now boasting a $1.1 million median house price, these eleven consecutive quarters of growth have been fuelled by lifestyle demand, a strong local economy, limited housing supply, and migration.

 

Spring has elevated the local market too. In the past month, Hinternoosa launched 18 new properties, welcomed an average of 24 groups through each of our open homes, and celebrated some impressive results. Highlights include 71 Little Creek Road, Cooroibah (sold off-market), 6 Kensington Drive and 6/12 Kauri Street, Cooroy – both under contract in just 10 days – and 18 Vista Street, Boreen Point, snapped up in 11 days. 163 Tallgum Avenue, a former Endeavour prize home, has also been sold.

 

Additionally, auctions have drawn strong interest. Six registered bidders battled it out for the keys to 374 Kenman Road, Traveston, while 21 Standfield Lane, Black Mountain attracted three pre-auction offers and eight registered bidders on the day, with one bidder successful in securing the property.
