Despite ongoing discussion around interest rates and affordability, Australia's property market continues to demonstrate remarkable resilience. While buyers are taking a little more time to make decisions, the fundamentals remain firmly in place. Limited housing supply, steady population growth and sustained demand continue to support property values across much of the country.

According to the July Cotality Monthly Housing Chart Pack, there has been a national cooling of sales volumes since late 2025. Yet regional areas, such as the Sunshine Coast and Noosa Hinterland, have weathered the storm. Outpacing their combined capital counterparts, values rose 1.1% against their 1.3% fall over the June quarter. Brisbane also outperformed the southern capitals, recording only a modest 0.2% easing compared with a decrease of 1.2% in Melbourne and 1.3% in Sydney. Additionally, national home sales rose 2.1% over the year to June 2026 with growth concentrated in regional markets. The number of combined sales increased 7.2% year on year, while the combined capitals eased 0.7%. It is another reminder that buyers continue to place a premium on lifestyle, community and long-term liveability; qualities that have always defined our beautiful region. 

This is perhaps no surprise given the REIQ’s latest State of Relocation report. Queensland has been revealed as Australia's leading destination for interstate migration, with the Sunshine Coast identified as the state's most popular regional migration hotspot. Attracting 8.8% of the nation’s total net internal migration over the 12 months to March 2026, it is a tremendous vote of confidence in our lifestyle and economy.

Closer to home, we continue to see the impact of this strong buyer demand. During the past month, Hinternoosa placed 15 properties under contract. Looking at our performance over the past 12 months, the results are equally encouraging. Our average sale price has increased by 16.24% to $1.596 million, while the median time taken to sell a property has fallen by 30.6% to just 43 days. We also conducted 820 open homes throughout the period, welcoming more than 3,700 buyer groups through our properties, a 14.47% increase on the previous year.
