It may only be the second month of 2026, however, a new shift has shaken things up across Australia’s property landscape. For the first time since late 2023, the RBA has lifted the cash rate. Now sitting at 3.85%, Domain’s Chief Economist, Dr Nicola Powell, notes that this decision highlights how quickly expectations have shifted – from discussions of rate cuts just months ago to the current reality that they may remain higher for longer.

Despite this, the overall market continues to display resilience. Supply constraints are helping to keep prices stable, and ANZ’s February Housing Outlook forecasts house values across capital cities may increase 4.8% this year and 3.8% in 2027.

Cotality’s Head of Research, Gerard Burg, believes that the rate decision will lead to higher demand in regional markets close to capital cities – like the Sunshine Coast. It’s a trend that reflects a broader national movement. The Regional Movers Index reported 36% more people are relocating to urban fringe and coastal regions, with the Sunshine Coast ranking among the nation’s top destinations for lifestyle and opportunity.

Also entering a new phase is the Noosa property sector. While traditional detached houses remain the preferred purchase choice, data now suggests affordability pressures are prompting buyers to explore alternatives. Momentum is shifting, with InfoTrack’s Chief Operating Officer, Lee Bailie, labelling this as a “market in transition”. Unit sales now account for a quarter of total transactions. Additionally, many buyers are drawn to the flexibility of vacant land, providing the freedom to get into the market and build later.

As the property landscape evolves, buyer interest in the Hinterland remains strong. Six properties have gone under contract in the fortnight since our last report, alongside three off-market sales in Cooroy: 7/12 Kauri Street, 148 Elm Street and 1/15 Olivine Street.
