Relief continues for property owners and buyers, with the Reserve Bank of Australia holding the cash rate at 4.35% for the second consecutive meeting. With inflation showing signs of easing, the pause provides some breathing room for mortgage holders and prospective buyers as the market adjusts to new conditions.
The latest figures from the Cotality Monthly Housing Chart Pack reflect this, revealing a more measured national phase. Australia-wide dwelling values declined 1.9% over the three months to July, although they remain 5.3% higher over the year. Brisbane recorded a 0.6% fall in July, yet remains a standout over the longer term, with values 14.8% higher annually. The report also details that the city and regional sectors remain split. Resilience continues regionally, with sales volumes increasing 4.2% year-on-year, compared with a 3.5% decline across the combined capitals.
While broader market conditions fluctuate, the strength and depth of the Sunshine Coast’s prestige property market have been on display this month. Two Sunshine Coast properties topped Queensland’s highest weekly sales within mere weeks.
There are encouraging signs beyond property too. Sunshine Coast Business Council Chair, Sandy Zubrinich, says the region is defying broader national economic uncertainty, with significant development signalling confidence in its long-term future. Australian Bureau of Statistics data shows building approvals across the Sunshine Coast increased almost 25% over the past year to more than $3.26 billion.
“Investment is the ultimate vote of confidence in a region’s future,” Zubrinich says. These projects are not occurring in isolation either. Collectively, they point to what she describes as “a region entering a new phase of economic maturity”, attracting new businesses, supporting employment and creating momentum across the greater Sunshine Coast economy.
