It’s important to have all the required supporting documents handy. You will need to supply 100 points of ID as a minimum including one form of Photo ID plus proof of income. Keep in mind that most rental properties will require a bond (typically 4 weeks rent) and two weeks rent in advance.
Before submitting your application, you or someone on your behalf will need to view the property and accept you would like to apply for the property in its current condition.
Your application will be processed during normal business hours, we do require 2 business days to process.
After checking, your application is submitted to the owner for their decision and their decision is final.
You will not be committed to the property until you view and agree to the relevant Tenancy Agreement and its terms. Once agreed, you are committed to the property and are required to pay 2 weeks rent within 24hrs-48 hours to secure the property. The property will not be removed from our availability list until the rent is paid and the agreement is fully signed.
Once the commencement date is agreed, it cannot be changed.
Before moving in, you are required to pay your bond, equivalent to 4 weeks rent.
We are a cashless office and therefore require electronic payment of rent.
Our property manager will make an appointment with you in our office to sign the relevant tenancy documentation. These appointments can be made weekdays between 9am – 5pm, allow 30mins for this.
During the course of your tenancy you may need maintenance carried out at the property. For general repairs please complete the form below and a representative from our office will be in contact within 24 hours of receipt. Alternatively, you can download and complete the form below.
Once you have completed the Maintenance Request Form, please email it to rentals@hinternoosa.com.au, drop it into our office or call 5447 7000 for more information. For an emergency repair please contact, our Property Manager Here
Please Note: It is always important to know the difference between an emergency or general repair. Getting this wrong may be costly to the tenant if the repair is conducted afterhours. More information on what constitutes emergency repairs can be found in the Pocket Guide for Tenants.
If you intend to vacate at the end of your tenancy agreement, you must give 2 weeks written notice on the appropriate form being a Notice of Intention to Leave RTA Form 13.
If no notice is given, your tenancy agreement will become what is known as a periodic agreement, and your legal obligations as a tenant will continue.
The property manager will contact you 2 months before the end of your tenancy agreement to discuss your options.
If for any reason you have to break your tenancy agreement, it’s a little more complicated, but we can handle it. We will need to find a suitable tenant to relieve you of your obligations under the existing agreement. Until this happens, you are still responsible for the rent and you will be required to incur the cost of a Letting Commission (equivalent to one week’s rent) plus advertising costs. The new tenant will need to be approved by the landlord.
Bond is refunded by the RTA once an exit condition has been completed and you have completed your obligations at the end of the lease. The property is to be in the same condition as you found it, allowing of course for what is considered to be fair wear and tear. We recommend you use a professional bond cleaner and you will be required to use a professional carpet cleaner and provide the receipt of proof.
Note: Those who contributed to the bond and signed the Bond Lodgement Form at the beginning of the tenancy must be available to sign the Refund of Bond Form at the end of the tenancy. Without the required signatures, you can expect delays of up to 3 weeks for the RTA to release your money.
